Questions to Ask Your Agent If Your Home Is Not Selling
If you list your home for sale and do not receive an offer on it within a month or two, you should consider asking your real estate agent why your house is not selling. While not every house will sell within a month or two, there is always a chance that your house may not sell even within six months, and there might be reasons for this. When you ask your agent why your house is not selling, you should be prepared to hear the following answers.
The Price Is Not Right
Real estate agents will always recommend prices for homes when people want to sell, but ultimately it is up to the homeowners to choose what prices they want. If your agent had suggested a lower price from the start but you chose a higher one, there is a good chance that this might be the problem with your house. If so, you will need to drop your price to a price that is more realistic for your house. By doing this, you might attract a buyer faster.
The Feedback Is Negative
While most agents will give feedback to sellers after showings take place, there are times when agents tend to be very cautious about this. Offering feedback from people who viewed a house can be hard to do, especially if it is negative, and your agent may not want to hurt your feelings. The truth is, though, that hearing what people have to say about your house is often the best way to find out why no one is buying it. By listing to all the feedback people have offered, you might be able to draw some conclusions about why people do not want your home. It could be that the home needs too much work, the home has a bad smell, or the location of the home is not desirable.
There Are Very Few Buyers Right Now
The other explanation for this problem could be that there just are not a lot of people out looking for homes to buy at this time. In this situation, you may have to wait a while for the market to pick back up before you will find a person who wants to buy your house.
These are some of the common reasons homes will not sell quickly. If you discover that your house is not selling for one of these reasons, talk to your agent about the solutions for this problem and be willing to take the agent's advice.
